MARCH MADNESS! Lots of activity so far this month but first, GET A SECOND OPINION if you are in the market to buy or sell or even vacation rentals. Everyone has an opinion…and an angle. Myself included. I’m conservative with pricing by nature but also optimistic when I see something special or rare circumstances. That combination has served me well over the years. Ideally you want an agent who will ‘tell it like it is’ rather than tell you what you want to hear. I would love an opportunity to BE THAT GUY for you. Our market has cooled off a little bit with recent world events, wobbly stock market and rising interest rates. I saw it last year around this time, as well, when our market was affected by tariffs and the layoffs of federal workers. It all matters in a market like ours, where its a WANT to have a lake property – not a NEED. There is some great value out there right now and plenty of overpriced homes still trying to find their floor. I have several new construction homes – by one of the most reputable builders in the area, Lyv Homes – in and around Oakland and the golf course. Sweet properties with modern designs, truly unique. They will be working on lake house soon at Stilwater, so stay tuned for that or let me know if you want some inside info on upcoming projects!

Keep in the loop with some of my buyer tools like auto email updates, custom searches and disclosure files for ANY and EVERY listed property for sale. If you need information on anything real estate related, I’m your guy 🙂

Post Deep Creek Dunk weekend update! The dunk was a HUGE success. The local version for GC school kids, the Cool Schools Dunk, raised over $42,000! That money stays here in Garrett County and will benefit special needs programs locally. We are in the middle of a nor’easter as I type this. Probably 7-8 inches of fresh powder on the ground, and it’s a winter wonderland outside right now….after 61 degrees temps last week. Welcome to Garrett County! The interest rate news today is that they are the lowest point since 2022 – average 6.09%. If you are in the market for a mortgage, our in-house lenders can help. The Ross Group at Intercoastal Mortgage is fantastic to work with – HIGHLY recommend! Inventory is starting to creep up again – it’s certainly that time of year. The 2025 real estate market update you have been waiting for! It was a really weird year for real estate here in GC and DCL. Our summer market was way below average, as you can see. Normally, June, Jul,y and August are the best months for activity. Last year, spring and fall were our highest-grossing months of the year. The fall market was surging due to interest rate drops. It was one of the busiest quarters I’ve EVER had in 25+ years of sales. You can see from the charts below how up and down the activity was. Below that, some fun facts about 2025 sales!

2025 Stats

2025 Stats (Jay Ferguson - January 20)

Happy New Year! I plan on doing a deeper dive on year-over-year stats at DCL next week once all the data is officially in and accounted for. I will throw out some caution – numbers are deceptive this time of year. It’s typically the time of year when properties go off market by design (winter weather, logistics of access/heat, etc) and when lots of listings expire – end of calendar year. The numbers look really weak right now because this is a traditionally slow time of year anyway. A few things caught my eye: A split lakefront home on Marsh Hill Rd for under one million. Lakefront homes under this price have been rare over the past few years. A home I sold a few years ago in North Camp is now selling WAY below what they paid for it. Something to keep an eye on as prices shift on the mountain. There is a $3+ million lakefront home in the Blakeslee listed for sale, and several intriguing options at Villages of Wisp.

Notable recent activity:
7 new listings, 7 price drops, 2 off-market, 5 contracts, and 6 closed homes over the last 7 days
$999k split lakefront home on Marsh Hill just listed
34 total contracts – 7 under $300k, 17 $300k to $999k, 10 over $1 million
38 homes for sale over $1 million (down from 45)
74 water-oriented homes still available – 33 lakefront, 41 off lake
North Camp – one home is selling ~$75k UNDER what they paid 2 years ago
154 (down from 178) lots/land listings for sale, 13 of which are under contract

**WISP OPENS FRIDAY** Post-Thanksgiving update. After the lackluster spring and summer market we had, we all should be thankful for the fall season and the interest rate drops that helped save our stats. This time of year more and more sellers make thew decision to pull their home off the market for the season – difficult road/driveway access and blustery weather certainly play a part in that decision. Still others, who may be more of a ski area property, are just now getting ready to list, as the winter buyers are making plans to be in town when the snow falls. There are a few $1.2+million townhomes under contract – Willows & Creekside.

Notable recent activity:
9 new listings, 5 price drops, 11 off market, 9 contracts and 5 closed homes over the last 7 days
$1.2 million townhouse at Willows UNDER CONTRACT

Monsters don’t like swimming in Deep Creek Lake – they prefer Lake EERIE!! I’m going to try for limited Halloween puns in this update, and that should be easy because most of the numbers aren’t scary at all! Even MORE activity. Rates continue to drop, and the phone keeps ringing. A fantastic end to the summer/fall season is currently underway. Two concerning items to keep an eye on – Lodestone golf course area properties continue to hit new lows on recent closings. There was a sale that just closed at $651k. Only 20% of the lakefront homes on the market are under contract (12 out of 60). There seems to be a logjam of homes on the water, and I predict some more price drops to get these homes moving again. I saw SNOW FLURRIES this morning, WITCH means it’ll be a BONE chilling night for trick-or-treaters. I heard a RUMOR (reliable sources) that Starbucks and Chipotle are coming to Oakland, maybe in the Lowes complex… we’ll see?!? Big news – I am beyond thrilled to report that my largest sale ever closed yesterday for $2,800,000 – the old Beitzel Corporation complex (31 acres) in Bittinger Rd. Sunrise Sanitation purchased the building as their new HQ, and they intend to build a new recycling center for Garrett County! Keep an eye out for their press release.

It’s like the REAL summer market just showed up. This is what I was expecting and hoping for all summer long. Activity. Lots of it. The flood gates opened with rates dropping and a ton of inventory (with fresh price reductions), and buyers are now locking up properties left and right. We had a fantastic weekend for Autumn Glory, and there were a TON of people in town to celebrate. The next few weeks are typically the last gasp of visitors & activity until the Wisp opens up, but who knows what surprises are in store. Docks are coming out of the water, leaves are dropping… just like our inventory. Finally! I have a few big closings coming up and perhaps a surprise with an INDUSTRIAL property that I have been working hard on for the last 4 months or so. It’s not very often you see that kind of sale in Garrett County. I am proud to be involved – it’s something the county desperately needs! Stay tuned!

The price reductions are working. Well, that and interest rates dropping to levels last seen in 2022. All of a sudden, the real estate market picks back up again at DCL & Garrett County, and the fall market is officially on fire. Several homes that I have listed over the past 2-3 weeks are already under contract, with multiple offers on two. My Ski Harbor listing closed for full price; I closed on a golf course lot at Fantasy Valley for $65k (it had been for sale for 2+ years), and the renovation project home on Hines Drive closed at $376k – $77k over asking price. Inventory is dropping – 14 homes pulled off the market in the last week, 46 sales closed in September, and 85 pending homes. There are still some cracks in the market in certain price ranges, as well as a concerning amount of waterfront homes still for sale post summer – 49 lakefront properties to choose from. There are 178 (down from 189) homes in the immediate lake area still for sale. Looking for land? 119 lots/land available for sale in the lake area. I was able to tour a custom home in Holy Cross recently, and it is FANTASTIC. If you have a spare $5 million and want to take a look, just let me know 🙂 Curious about the market? There has been a welcome—and surprising—push of new home listings & sales since late August. Rates have been dropping, and the phone just kind of blew up over the last few weeks. It’s been busy, and there are some situations with multiple offers and renewed interest. The fall market at DCL is always interesting as it draws a slightly different crowd to the area that may not care so much about lakefront homes or dock slips. People who vacationed here during the busy summer usually make their way back in the fall for a weekend getaway or a day trip here and there. Typically, fall buyers are picking over what remains from the summer, looking for deals or recent price reductions. This year, the cupboards are still full: There are 189 homes in the immediate lake area still for sale. Looking for land? 176 lots/land available for sale countywide. Want to talk about the market? Jay Ferguson – Real Estate Market Update Labor Day Weekend

Jay Ferguson – Real Estate Market Update Labor Day Weekend

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

How is it already Labor Day weekend?!? While there is still plenty of summer left on the calendar, Labor Day weekend has always been the official ‘end’ of the summer season at the lake. This summer market seems a little weird compared with the last 5 years or so. Things have definitely slowed down. We have quietly built up inventory near 300 homes for sale county wide. Homes are still selling – don’t get me wrong – but buyers have a lot more choices now and the days of just sticking a sign in the ground and having an offer in hand the next day are long gone. The reality the real estate market faces right now is that there are still 279 homes for sale. There 205 homes in the immediate lake area for sale. There are 53 lakefront properties available that AREN’T under contract yet. There are 189 lots/land listed for sale and only 15 of those are under contract right now. 70 of those lots available are surrounding the Lodestone golf course. Only time will tell but there is definitely a price correction on the horizon for some segments of the market.

Notable activity over the last week or so:

  • 18 new listings, 14 price reductions over the last 7 days
  • 4BR home near Lodestone sold for $660,000 – lowest price in a long time
  • Lakefront home Pergin Farm on market @ $3.2 million
  • 1BR 1BA 400sf tiny home under contract $270k near Lakeshore Dr
  • $1.1 million sale in Mountainside
  • 3 new lakefront homes between $1.2 and $1.7 million just hit market
  • 3BR brick home in Grantsville under contract in 7 days @$289k

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

Summer keeps summering here at DCL & GC. The market has been wild – crazy prices (high and low) and weird market stats. Here’s one for you – the highest sale of the year so far is NOT a lakefront home but rather a unicorn $2,715,000 sale in Deep Creek Highlands. Here’s another one: of the 28 lake access homes (not waterfront) for sale with a dockslip, only 3 are under contract. Another fun fact – of the roughly 60 available waterfront properties, only 10 are under contract. 50 lakefront homes/condos are still available on August 15th. It’s been interesting to see the growing number of price reductions, as well. All that said, homes are still selling if they are priced reasonably. Inventory is still high, but buyers have more to choose from, and you can see a trend developing with less aggressive asking prices. I listed a few homes for sale this past week (links below) and I’m working on a lakefront townhouse at Ski Harbor, a home in the town of Grantsville under $300k, and a rare fixer-upper with a dock slip that will be a hot commodity.

Notable activity over the last week or so:
23 price reductions over the last 7 days
4BR,3BA home $679k near Lodestone under contract (under $700k?!?)
2BR, 2BA – 2-level Will o the Wisp unit $495k
Deal alert – 2BR 1BA W Pennington St for $110,000
Higher than average sales prices in the town of Oakland recently – $365k, $465k, $499k
Starter homes in Oakland & Mt Lake Park closed for $132k, $150k

Fresh off the DCL 100 birthday bash and the amazing drone light show this past weekend, is another mid-summer real estate report. The market has been…weird. A large number of new listings are hitting the market every day, but the number of contracts and new listings over the last 12 days or so remains identical. There have been 17 price drops over the last 7 days as sellers and agents try to adjust their strategies on the fly. MOST of what is selling and going under contract is under $700k – lots of primary residential in surrounding towns are selling at lower price points. We are starting to see sellers who owned pre-COVID bring homes on the market at much lower prices (it’s still profitable for them) than homes that had recently sold in the last 4-5 years. That is going to be an interesting thing to watch as we move forward.

Notable activity over the last week or so:

Spec home on $759,900 Lake Shore Drive under contract
5BR 5BA lake views from southern lake on market for $835k
Duplex in Oakland sold for $320k
Deal alert – a Laurelbrook unit dropped price to $186,500 and went under contract
I put a Timberlake Village unit (with lake views) under contract
$959k lake access with slip at Blakeslee under contract
5.5-acre home with extra building lots in Mitchell Manor closed
3BR Glendale Shores lakefront condo for sale $785k (no rentals allowed)

What an amazing 4th of July weekend! Celebrating America on Independence Day is always my favorite holiday of the year. Showing homes on a holiday weekend is always challenging, working around the crowds & traffic, rental availability, and navigating tight schedules. I had several clients looking over the weekend, and I was able to get a few houses on the market just in time for the influx of visitors. Here’s what else caught my eye:

Notable activity over the last week or so:

$2,050,000 lakefront home at Harveys Peninsula sold
Coming soon – $1.1 million lakefront home at Turkey Neck
3 Lodestone area homes (same builder) all withdrawn from the market – odd?
Price drop on 413 D St (remodeled) in Mt Lake Park to $259,900
Lakefront home on Marsh Hill sold for $897k – that’s the lowest price I have seen in a while
A lakefront home on White Oak Drive closed for $975k – it could have sold for $100k higher, really nice property
Lastly, price reductions GALORE, several Blakeslee homes under $1 million, and a few instant contracts onwell-pricedd homes

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

It has been WET – certainly as wet as I can remember for quite some time. This is quite the opposite of the very dry and drought-like conditions from last year. Showing homes has been a soggy adventure, but we are getting by. We may have to show more homes by boat if this keeps up 🙂 Notable activity over the last week:

Sundown Chase townhouse in McHenry sold for $540k
Home on 16 acres sold for $575k in Bittinger
Lakefront townhome at Creekside sold for $1.2 million
Contemporary home on Fairgate Rd sold for $1.2 million
Lake access home in Stilwater closed for $812,500
Most other sales last week were under $500k, which is certainly a sweet spot in the county right now
Lastly, price reductions in Sky Valley, a new lakefront condo at Will o the Wisp, and a 2nd home for sale UNDER $700k aroundthe  Lodestone golf course

The switch has flipped. The summer market seems to be here. A little more traffic on the streets, too. My phone started blowing up this week – many more inquiries from buyers and several sellers interested in a market analysis. I am proud to announce that my highest ever sale occurred this week – a $2,712,500 sale at Waterfront Greens – a new community record! This also seems to be the highest waterfront sale in the last 6 months at Deep Creek. It was really special for me because I sold them the lot way back in 2003 (I was 24 years old!) and we signed the deal at a picnic table by the lake – they even kept the pictures 🙂 This family built a special place on a magnificent lot and turned it into an ‘Unforgettable’ vacation rental – Taylor Made’s grossing rental of all time. I loved being able to close the book on their Deep Creek Lake chapter! Just like last week, a lot of the other activity that I saw this week was in the $200k-500k range – several closings and homes that went under contract around the county. A lake access home with dockslip at Carmel Cove went under contract, and a condo at Four Hooppole closed at $732,500. I had several building lots that had been on the market for a while, finally went pending – a lake access lot at Overlook (under $30k?! for lake access??) and a nice golf course lot at Fantasy Valley. Working on that lakefront house for next week – pancake flat waterfront area, and a nice 3-acre building lot at Timbers on the Yough coming on the market for $35k. Busy week!
