Friday, March 7; Saturday, March 8; and Sunday, March 9: The weather today will be sunny with a chance of snow in the afternoon, but little or no snow accumulation is expected. Highs will be around 40°F, with west winds at 15 to 20 mph and gusts up to 40 mph. The chance of snow is 30%. Saturday will be partly sunny with a chance of snow in the morning, then turning sunny in the afternoon. Highs will be in the lower 30s, with northwest winds at 10 to 15 mph and gusts up to 30 mph. The chance of snow is 50%. Sunday will be sunny, with highs in the lower 40s.

I have my last mountain host shift tomorrow afternoon; I can’t believe this downhill ski season is already over for me! Will I see you at Wisp for the Governor’s Cup on Saturday or at WhiteGrass on Sunday? There is always so much to do in this area!

The weather today will feature numerous snow showers, mainly in the morning, with an accumulation of 1 to 3 inches. It will be windy and much cooler, with highs in the upper 30s, or around 30 at higher elevations. West winds will range from 20 to 30 mph, with gusts up to 55 mph. The chance of snow is 70%.

The snowfall total for the year is over 106″.

The Maryland Department of Natural Resources crews recently stocked over 2,000 trout in Garrett County. The Casselman River (Delayed Harvest) received rainbow trout, while the North Branch Potomac River in Kitzmiller was stocked with both golden and rainbow trout.

The Appalachian Laboratory of UMCES is accepting nominations for the 2025 Richard A. Johnson Environmental Education Award. Open to those impacting environmental education in Allegany and Garrett Counties, the award includes a monetary prize and a commemorative plaque. Deadline is on 5:00 PM, April 4.

Seed to Supper will take place at Kitzmiller Library from 6:00 PM to 7:00 PM. This free program covers various gardening topics, but registration is required by March 20 and is limited to 15 families.

Ash Wednesday

Today is known as Ash Wednesday to signal the beginning of the Lenten season for Christians. It takes place 46 days before Easter. In the modern day, the ashes obtained by burning the palms used on the previous Palm Sunday are applied in the shape of a cross on the forehead of each worshipper on Ash Wednesday. The ashes serve as a memento mori and are often accompanied by some variation of the words, “Remember that you are dust, and to dust you shall return.” Ash Wednesday is an obligatory day of fasting and abstinence, where only one full meal and no meat are to be consumed.

The weather today will bring morning showers, followed by likely showers and a chance of thunderstorms in the afternoon. Some storms may be severe–highs are in the mid-60s, with south winds at 15–20 mph and gusts up to 35 mph. The chance of rain is near 100%.

It’s going to be a bit of a crazy day weather-wise. I have seen isolated wind gusts forecasted near 60mph. Check out this link that was in my Facebook memories from Meteorologist Bryan Bennett of aircraft patterns to avoid thunderstorms.

Ash Wednesday marks the official beginning of Lent, a period of prayer, fasting, and repentance that Catholics and some other Christians observe before Easter. While today, Catholics commonly abstain from meat on Fridays during Lent, in the past, Lenten fasting was far more strict.

“Mardi Gras” is French for Fat Tuesday. The holiday is also known as Shrove Tuesday (from an Old English word meaning to confess) or Pancake Day. Historically, people would spend Fat Tuesday (and sometimes the weeks leading up to it) indulging in the foods (and behaviors) they would abstain from during Lent."

Also, today is Fastnacht Day meaning “fast” and “night” in German where fastnachts are served as a precursor to the start of the Lenten season. Fastnachts are heavy, yeast-raised potato donuts featured prominently in Pennsylvania Dutch cuisine. Also, similarly, it's Pączki Day. Pączki is the specialty fried dough filled with jams or custard served on the last day to indulge in foods before the traditional 40-day period of fasting before Easter.

MARCH MADNESS! Lots of activity so far this month but first, GET A SECOND OPINION if you are in the market to buy or sell or even vacation rentals. Everyone has an opinion…and an angle. Normally, June, Jul,y and August are the best months for activity. Last year, spring and fall were our highest-grossing months of the year. The fall market was surging due to interest rate drops. Happy New Year! I plan on doing a deeper dive on year-over-year stats at DCL next week once all the data is officially in and accounted for. I will throw out some caution – numbers are deceptive this time of year. It’s typically the time of year when properties go off market by design (winter weather, logistics of access/heat, etc) and when lots of listings expire – end of calendar year. The numbers look really weak right now because this is a traditionally slow time of year anyway. A few things caught my eye: A split lakefront home on Marsh Hill Rd for under one million. Lakefront homes under this price have been rare over the past few years. A home I sold a few years ago in North Camp is now selling WAY below what they paid for it. Something to keep an eye on as prices shift on the mountain. There is a $3+ million lakefront home in the Blakeslee listed for sale, and several intriguing options at Villages of Wisp.

**WISP OPENS FRIDAY** Post-Thanksgiving update. After the lackluster spring and summer market we had, we all should be thankful for the fall season and the interest rate drops that helped save our stats. This time of year more and more sellers make thew decision to pull their home off the market for the season – difficult road/driveway access and blustery weather certainly play a part in that decision. Still others, who may be more of a ski area property, are just now getting ready to list, as the winter buyers are making plans to be in town when the snow falls. Monsters don’t like swimming in Deep Creek Lake – they prefer Lake EERIE!! I’m going to try for limited Halloween puns in this update, and that should be easy because most of the numbers aren’t scary at all! Even MORE activity. Rates continue to drop, and the phone keeps ringing. A fantastic end to the summer/fall season is currently underway. Two concerning items to keep an eye on – Lodestone golf course area properties continue to hit new lows on recent closings. There was a sale that just closed at $651k. Only 20% of the lakefront homes on the market are under contract (12 out of 60). There seems to be a logjam of homes on the water, and I predict some more price drops to get these homes moving again. I saw SNOW FLURRIES this morning, WITCH means it’ll be a BONE chilling night for trick-or-treaters. I heard a RUMOR (reliable sources) that Starbucks and Chipotle are coming to Oakland, maybe in the Lowes complex… we’ll see?!? Big news – I am beyond thrilled to report that my largest sale ever closed yesterday for $2,800,000 – the old Beitzel Corporation complex (31 acres) in Bittinger Rd. Sunrise Sanitation purchased the building as their new HQ, and they intend to build a new recycling center for Garrett County! Keep an eye out for their press release.

It’s like the REAL summer market just showed up. This is what I was expecting and hoping for all summer long. Activity. Lots of it. The flood gates opened with rates dropping and a ton of inventory (with fresh price reductions), and buyers are now locking up properties left and right. We had a fantastic weekend for Autumn Glory, and there were a TON of people in town to celebrate. The next few weeks are typically the last gasp of visitors & activity until the Wisp opens up, but who knows what surprises are in store. Docks are coming out of the water, leaves are dropping… just like our inventory. Finally! I have a few big closings coming up and perhaps a surprise with an INDUSTRIAL property that I have been working hard on for the last 4 months or so. The price reductions are working. Well, that and interest rates dropping to levels last seen in 2022. All of a sudden, the real estate market picks back up again at DCL & Garrett County, and the fall market is officially on fire. Several homes that I have listed over the past 2-3 weeks are already under contract, with multiple offers on two. My Ski Harbor listing closed for full price; I closed on a golf course lot at Fantasy Valley for $65k (it had been for sale for 2+ years), and the renovation project home on Hines Drive closed at $376k – $77k over asking price. Inventory is dropping – 14 homes pulled off the market in the last week, 46 sales closed in September, and 85 pending homes. There are still some cracks in the market in certain price ranges, as well as a concerning amount of waterfront homes still for sale post summer – 49 lakefront properties to choose from. There are 178 (down from 189) homes in the immediate lake area still for sale. Looking for land? 119 lots/land available for sale in the lake area. There has been a welcome—and surprising—push of new home listings & sales since late August. Rates have been dropping, and the phone just kind of blew up over the last few weeks. It’s been busy, and there are some situations with multiple offers and renewed interest. The fall market at DCL is always interesting as it draws a slightly different crowd to the area that may not care so much about lakefront homes or dock slips. People who vacationed here during the busy summer usually make their way back in the fall for a weekend getaway or a day trip here and there. Typically, fall buyers are picking over what remains from the summer, looking for deals or recent price reductions. How is it already Labor Day weekend?!? While there is still plenty of summer left on the calendar, Labor Day weekend has always been the official ‘end’ of the summer season at the lake. This summer market seems a little weird compared with the last 5 years or so. Things have definitely slowed down. We have quietly built up inventory near 300 homes for sale county wide. Homes are still selling – don’t get me wrong – but buyers have a lot more choices now and the days of just sticking a sign in the ground and having an offer in hand the next day are long gone. The reality the real estate market faces right now is that there are still 279 homes for sale. There 205 homes in the immediate lake area for sale. There are 53 lakefront properties available that AREN’T under contract yet. There are 189 lots/land listed for sale and only 15 of those are under contract right now. 70 of those lots available are surrounding the Lodestone golf course. Only time will tell but there is definitely a price correction on the horizon for some segments of the market.

MARCH MADNESS! Lots of activity so far this month but first, GET A SECOND OPINION if you are in the market to buy or sell or even vacation rentals. Everyone has an opinion…and an angle. Myself included. I’m conservative with pricing by nature but also optimistic when I see something special or rare circumstances. That combination has served me well over the years. Ideally you want an agent who will ‘tell it like it is’ rather than tell you what you want to hear. I would love an opportunity to BE THAT GUY for you. Our market has cooled off a little bit with recent world events, wobbly stock market and rising interest rates. I saw it last year around this time, as well, when our market was affected by tariffs and the layoffs of federal workers. It all matters in a market like ours, where its a WANT to have a lake property – not a NEED. There is some great value out there right now and plenty of overpriced homes still trying to find their floor. I have several new construction homes – by one of the most reputable builders in the area, Lyv Homes – in and around Oakland and the golf course. Sweet properties with modern designs, truly unique. Post Deep Creek Dunk weekend update! The dunk was a HUGE success. The local version for GC school kids, the Cool Schools Dunk, raised over $42,000! That money stays here in Garrett County and will benefit special needs programs locally. We are in the middle of a nor’easter as I type this. Probably 7-8 inches of fresh powder on the ground, and it’s a winter wonderland outside right now….after 61 degrees temps last week. Welcome to Garrett County! The 2025 real estate market update you have been waiting for! It was a really weird year for real estate here in GC and DCL. Our summer market was way below average, as you can see. Normally, June, Jul,y and August are the best months for activity. Last year, spring and fall were our highest-grossing months of the year. The fall market was surging due to interest rate drops. It was one of the busiest quarters I’ve EVER had in 25+ years of sales. You can see from the charts below how up and down the activity was. Below that, some fun facts about 2025 sales!

Happy New Year! I plan on doing a deeper dive on year-over-year stats at DCL next week once all the data is officially in and accounted for. I will throw out some caution – numbers are deceptive this time of year. It’s typically the time of year when properties go off market by design (winter weather, logistics of access/heat, etc) and when lots of listings expire – end of calendar year. The numbers look really weak right now because this is a traditionally slow time of year anyway. A few things caught my eye: A split lakefront home on Marsh Hill Rd for under one million. Lakefront homes under this price have been rare over the past few years. A home I sold a few years ago in North Camp is now selling WAY below what they paid for it. Something to keep an eye on as prices shift on the mountain. There is a $3+ million lakefront home in the Blakeslee listed for sale, and several intriguing options at Villages of Wisp.

**WISP OPENS FRIDAY** Post-Thanksgiving update. After the lackluster spring and summer market we had, we all should be thankful for the fall season and the interest rate drops that helped save our stats. This time of year more and more sellers make thew decision to pull their home off the market for the season – difficult road/driveway access and blustery weather certainly play a part in that decision. Still others, who may be more of a ski area property, are just now getting ready to list, as the winter buyers are making plans to be in town when the snow falls. Monsters don’t like swimming in Deep Creek Lake – they prefer Lake EERIE!! I’m going to try for limited Halloween puns in this update, and that should be easy because most of the numbers aren’t scary at all! Even MORE activity. Rates continue to drop, and the phone keeps ringing. A fantastic end to the summer/fall season is currently underway. Two concerning items to keep an eye on – Lodestone golf course area properties continue to hit new lows on recent closings. There was a sale that just closed at $651k. Only 20% of the lakefront homes on the market are under contract (12 out of 60). There seems to be a logjam of homes on the water, and I predict some more price drops to get these homes moving again. I saw SNOW FLURRIES this morning, WITCH means it’ll be a BONE chilling night for trick-or-treaters. I heard a RUMOR (reliable sources) that Starbucks and Chipotle are coming to Oakland, maybe in the Lowes complex… we’ll see?!? Big news – I am beyond thrilled to report that my largest sale ever closed yesterday for $2,800,000 – the old Beitzel Corporation complex (31 acres) in Bittinger Rd. Sunrise Sanitation purchased the building as their new HQ, and they intend to build a new recycling center for Garrett County! Keep an eye out for their press release.

It’s like the REAL summer market just showed up. This is what I was expecting and hoping for all summer long. Activity. Lots of it. The flood gates opened with rates dropping and a ton of inventory (with fresh price reductions), and buyers are now locking up properties left and right. We had a fantastic weekend for Autumn Glory, and there were a TON of people in town to celebrate. The next few weeks are typically the last gasp of visitors & activity until the Wisp opens up, but who knows what surprises are in store. Docks are coming out of the water, leaves are dropping… just like our inventory. Finally! I have a few big closings coming up and perhaps a surprise with an INDUSTRIAL property that I have been working hard on for the last 4 months or so. How is it already Labor Day weekend?!? While there is still plenty of summer left on the calendar, Labor Day weekend has always been the official ‘end’ of the summer season at the lake. This summer market seems a little weird compared with the last 5 years or so. Things have definitely slowed down. We have quietly built up inventory near 300 homes for sale county wide. Homes are still selling – don’t get me wrong – but buyers have a lot more choices now and the days of just sticking a sign in the ground and having an offer in hand the next day are long gone. The reality the real estate market faces right now is that there are still 279 homes for sale. There 205 homes in the immediate lake area for sale. There are 53 lakefront properties available that AREN’T under contract yet. There are 189 lots/land listed for sale and only 15 of those are under contract right now. 70 of those lots available are surrounding the Lodestone golf course. Only time will tell but there is definitely a price correction on the horizon for some segments of the market.
