Ash Wednesday

Today is known as Ash Wednesday to signal the beginning of the Lenten season for Christians. It takes place 46 days before Easter. In the modern day, the ashes obtained by burning the palms used on the previous Palm Sunday are applied in the shape of a cross on the forehead of each worshipper on Ash Wednesday. The ashes serve as a memento mori and are often accompanied by some variation of the words, “Remember that you are dust, and to dust you shall return.” Ash Wednesday is an obligatory day of fasting and abstinence, where only one full meal and no meat are to be consumed.

"Every year, Mardi Gras falls the day before Ash Wednesday. And this timing is no coincidence. Ash Wednesday marks the official beginning of Lent, a period of prayer, fasting, and repentance that Catholics and some other Christians observe before Easter. While today, Catholics commonly abstain from meat on Fridays during Lent, in the past, Lenten fasting was far more strict.

“Mardi Gras” is French for Fat Tuesday. The holiday is also known as Shrove Tuesday (from an Old English word meaning to confess) or Pancake Day. Historically, people would spend Fat Tuesday (and sometimes the weeks leading up to it) indulging in the foods (and behaviors) they would abstain from during Lent."

Also, today is Fastnacht Day meaning “fast” and “night” in German where fastnachts are served as a precursor to the start of the Lenten season. Fastnachts are heavy, yeast-raised potato donuts featured prominently in Pennsylvania Dutch cuisine. Also, similarly, it's Pączki Day. Pączki is the specialty fried dough filled with jams or custard served on the last day to indulge in foods before the traditional 40-day period of fasting before Easter.

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

It has been WET – certainly as wet as I can remember for quite some time. This is quite the opposite of the very dry and drought-like conditions from last year. Showing homes has been a soggy adventure, but we are getting by. We may have to show more homes by boat if this keeps up 🙂 Notable activity over the last week:

Sundown Chase townhouse in McHenry sold for $540k
Home on 16 acres sold for $575k in Bittinger
Lakefront townhome at Creekside sold for $1.2 million
Contemporary home on Fairgate Rd sold for $1.2 million
Lake access home in Stilwater closed for $812,500
Most other sales last week were under $500k, which is certainly a sweet spot in the county right now
Lastly, price reductions in Sky Valley, a new lakefront condo at Will o the Wisp, and a 2nd home for sale UNDER $700k aroundthe  Lodestone golf course

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

The switch has flipped. The summer market seems to be here. A little more traffic on the streets, too. My phone started blowing up this week – many more inquiries from buyers and several sellers interested in a market analysis. I am proud to announce that my highest ever sale occurred this week – a $2,712,500 sale at Waterfront Greens – a new community record! This also seems to be the highest waterfront sale in the last 6 months at Deep Creek. It was really special for me because I sold them the lot way back in 2003 (I was 24 years old!) and we signed the deal at a picnic table by the lake – they even kept the pictures 🙂 This family built a special place on a magnificent lot and turned it into an ‘Unforgettable’ vacation rental – Taylor Made’s grossing rental of all time. I loved being able to close the book on their Deep Creek Lake chapter! Just like last week, a lot of the other activity that I saw this week was in the $200k-500k range – several closings and homes that went under contract around the county. A lake access home with dockslip at Carmel Cove went under contract, and a condo at Four Hooppole closed at $732,500. I had several building lots that had been on the market for a while, finally went pending – a lake access lot at Overlook (under $30k?! for lake access??) and a nice golf course lot at Fantasy Valley. Working on that lakefront house for next week – pancake flat waterfront area, and a nice 3-acre building lot at Timbers on the Yough coming on the market for $35k. Busy week!

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

Summer is nearly upon us. After some frost this week, warmer temperatures and thunderstorms are here just in time for the first week of summer vacation. Our market here at Deep Creek Lake is always a bit throttled until summer vacations start. Schools ending, spring sports, graduations, and travel season all seem to end in late May or June, so the timing this year is no different. I have a gorgeous home at Stilwater coming on the market today – 8BR, 4000sf, 3 car garage, and a dockslip. I should have a NICE renovated lakefront home to tell you about next week – about as flat of a lakefront lawn as you will see! I also had a 4BR chalet with lake views go under contract this past week, and I hope to have a lakefront mega-house settlement on Monday. A lot of the other activity that I saw this week was in the $200k-489k range – several closings and homes that went under contract around the county.

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

Post Memorial Day real estate update. It was COLD & WET for most of last weekend. Our team at Taylor Made had an abundance of open houses, and the miserable weather seemingly drove people inside for at least half of the weekend. There was also a huge jump in homes listed for sale, trying to get on the market before the unofficial summer kickoff weekend. I will have a new lakefront home on Marsh Hill Road hit the market (today or tomorrow) for $1.2 million – 4BR, 2BA, Type A dock, established vacation rental. Call for early details! I should also have a few updated homes in the Oakland area hit the market next week. I have several excited seller clients who CLOSED on their respective properties this week, one of which was full price. Happy clients! If you ever want a private tour of a home, let me know. Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

Memorial Day weekend is upon us, and there is plenty of inventory out there if you are in the market to purchase. 260 active residential listings (countywide) is the highest # of homes for sale since 2020. This is definitely more of a return to normal for our area and traditionally longer days on market. I’m seeing a lot more price reductions, as well. There is no shame in a price reduction – natural reactions to changes in the market and/or sellers’ timeline changing. I personally had a few price reductions recently: one for this lakeview chalet that fronts a small stream – now $629,000. Take a closer look at this 3.43-acre parcel with TWO HOMES on Mayhew Inn Rd, now $449k. I’m working on 2 new lakefront listings and something big (6500sf) with lake access and a dock near the mid part of the lake, should have those ready by the end of the month. I also had a fantastic time showing homes this past weekend to new clients. If you ever want a private tour of homes with lots of info and low pressure, let me know. It’s a lot of fun for me to share 25+ years’ worth of knowledge of the lake and its history!

This house would be twice the price at Deep Creek and is only 10 minutes away! I still have a lake access + view lot with 2 dock slips at Edgewater, off Lakeshore Drive for $375k. I’m working on a 4BR home in Mitchell Manor (Oakland) for $325k and a fully fenced backyard – that should be online by this weekend. And if you are looking for solid value, this 3BR 2BA chalet with filtered lake views on Beckmans Peninsula has a huge lawn and is priced well at $479k.

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

As we head into Easter weekend and (hopefully) sustainably warmer temperatures, I am pleased to report the Deep Creek Lake housing market has been relatively consistent given the recent news & world events. Rates are still up and down, but buyers are determined to get deals done. My brand new listing in Mt Lake Park, 501 Spruce St, for $225k, had two full price offers within a day and is now – UNDER CONTRACT! A McHenry area condo that I have for sale is also under contract for full price, as well, and scheduled for a lightning-quick closing next week. There are several new lakefront / lake access townhome options that just hit the market in the low $700’s and both look fantastic. Hopefully by this time next week, I’ll be able to announce the launch of a new mixed-use commercial complex in the heart of McHenry. There will be some exciting new restaurant options and luxury penthouse condos with lake & slope views this time next year…very exciting!

Rates are dropping – significantly. It’s definitely having a positive effect on our market, and my phone lit up last week with buyers who have been on the fence about buying here in GC and at the lake. Houses have been hitting the market under contract or going pending within days, which is common in the springtime when someone sees a great deal that is too good to pass up. I’m working on a lake view cabin that should hit the market next week (high $600s) and a nicely remodeled house with 2 garages (one attached, one detached) in Mt Lake Park for the $225k range. I listed a really nice home that fronts on Bear Creek (6+ acres) and a detached garage last week. $559k, one of the featured properties below. I still have buyers for lakefront townhomes with dock slips, so please reach out if you know someone who may entertain an offer or would like a market analysis?

Jay Ferguson – Real Estate Market Update March 17 (Deep Creek Lake, MD)

Way back in 2002, I sold a lakefront lot to a family who had a dream to build a custom vacation home. They have photos of the day they signed the contract, sitting beside the lake at a picnic table with me. It was an iconic moment – very rarely do you get an opportunity to be part of something so simple yet so meaningful. Within a year, they had built one of the most impressive and successful rental properties over the past 25 years – “Unforgettable”.

I’m very excited to bring Taylor Made’s best vacation rental earner back on the market this week – 400 Moonrise Drive at Waterfront Greens. It’s an 8BR lakefront, 5000+sf, with an indoor pool on a FANTASTIC lot and has averaged $250k+ in rentals over the past several years. The owners have done a great job of keeping it updated, and it shows.

I closed on a renovated vacation home in Pergin Farm last week for $430,000 and will close on another at Sky Valley today. A lakefront townhouse at Ski Cove went under contract, along with a lake access log home at Penn Cove and a lakeview home at Silver Tree Landing. This week I’m working on bringing a chalet in Accident with some acreage and views on the market – hope to have it ready for next week.

Remember, every Thursday in April at Ace’s Run – DCL100 trivia at 6 pm! We are putting our team together right now, hope to see you there!

If you ever want a private tour of a home, let me know. It’s a lot of fun for me to share 25+ years’ worth of knowledge of the lake and its history! jay@deepcreeksales.com 301-501-0420 (call/text)
